Should You Wait for Home Prices to Drop in Madison, WI? Here’s What Most Buyers Are Getting Wrong

Should You Wait for Home Prices to Drop in Madison, WI? Here’s What Most Buyers Are Getting Wrong

If you’re thinking about buying a home right now, you’ve probably asked yourself one question over and over: Should I buy now or wait for prices to drop? It’s a fair question, and one that’s being fueled by national headlines predicting market shifts, corrections, or even declines. But here’s the reality: what’s happening nationally and what’s happening locally in Madison, Wisconsin are not the same thing. That gap in understanding is where many buyers get stuck.

In Madison and the surrounding Dane County area, home prices have remained relatively stable, not because demand is surging like it did during the pandemic, but because inventory is still incredibly tight. There simply are not enough homes for sale to create the kind of price drops buyers are hoping for. Even as interest rates have fluctuated and afforda ...

Should You Get Pre-Approved Before Looking at Homes in Madison, WI? Yes, Here's Why It Matters More Than Ever

Should You Get Pre-Approved Before Looking at Homes in Madison, WI? Yes, Here's Why It Matters More Than Ever

If you're planning to buy a home in Madison WI or anywhere in Dane County, the single most important move you can make before stepping foot in a showing is getting fully pre-approved for a mortgage. Not pre-qualified. Pre-approved. There's a real difference, and in this market, that difference can cost you the home.

Homes across Dane County spent a median of just 9 days on the market in 2025, selling at 99.87% of their list price on average. That is not a market where you have time to figure out your financing after you fall in love with a house. By the time you call your lender, someone else has already submitted an offer.

Here's what's driving that pace. The "lock-in effect" is where homeowners stay put to keep their 3% mortgage rates, continues to limit the number of homes hitting the market. That means buyers are competing for a smalle ...

Is the Madison WI Housing Market Finally Shifting in Buyers' Favor?

Is the Madison WI Housing Market Finally Shifting in Buyers' Favor?
The biggest real estate conversation happening right now is whether the housing market is finally rebalancing and for people buying or selling homes in the Madison WI area, the answer is more nuanced than the national headlines suggest.

Madison's housing market passed a conspicuous threshold this year: while increases in home values have slowed considerably since the pandemic, the average single-family home in the city is now valued at $500,300. That number matters. It tells you this market still has real strength but the frantic pace that defined the past few years is cooling off, and that changes the game for both buyers and sellers.

Nationally, mortgage rates have climbed back into the 6.3 to 6.5% range, reversing the brief dip below 6% buyers saw in February. That's kept affordability tight across the country. But here in South Central Wisconsin, the story has a few wrinkles worth ...

April Dane County Housing Market

Dane County Real Estate Market Update: What April 2026 Numbers Actually Mean for Buyers and Sellers
If you're watching the Dane County housing market and trying to figure out whether now is the right time to buy or sell, the April 2026 data gives us a clear picture. Not a dramatic one, but a real one. Prices are holding steady, inventory has tightened slightly from last year, and homes are moving in roughly 30 days on average. Here's what the numbers say and what they mean in practice.
The Big Picture: A Market Holding Its Ground
Across all property classes, single-family, condo, and multi-family, Dane County logged 573 closed sales in April 2026, compared to 583 in April 2025. That's a modest 1.7% dip in volume, nothing alarming. What's more notable is that the average sale price edged up from $521,400 to $522,408, essentially flat year-over-year. When you combine stable prices with slightly lower volume, what you get is a market that hasn't broken in either direction. It's not o ...

Spring Market is Moving in Dane County | THHT Newsletter

The spring market is moving in Dane County -- here's what that means for you.
For sellers: The average home price hit $520,862 in March, up 6.3% from last year. Homes are selling in 36 days on average. Correctly priced homes are drawing multiple offers. Overpriced ones are sitting. The difference comes down to strategy.
For buyers: Rates are sitting near 6% -- down from 6.75-7% this time last year. On a $450,000 home, that's roughly $200/month back in your pocket. Inventory is up (811 new listings vs. 753 last year), which means more options without the same pressure cooker competition.
