Cottage Grove Housing Market: August 2025 vs. August 2026
Cottage Grove's August closings point to a market that is still moving but no longer frantic. Eighteen single-family and condominium sales closed across the Village and Township in August 2026, up from 16 in August 2025; a 12.5% increase in transaction volume that shows buyers stayed active even as conditions shifted underneath them.
The median sale price rose to $451,950 in August 2026 from $418,000 the year before, an 8.1% year-over-year gain. Average sale price jumped more steeply, from $442,675 to $519,406, but that 17.3% increase is driven by the top of the market rather than broad appreciation. August 2026 carried several high-end closings the prior year lacked, including a $960,000 acreage property on Gaston Road and an $860,000 home on Heather Drive. Dane County Real Estate Market Update: August 2026 Year-Over-Year Sales Report
How did the Dane County housing market perform year-over-year?
In August 2026, Dane County recorded 655 closed sales across single-family, condo, and multi-family properties, up slightly from 647 in August 2025. The overall median sale price rose to $480,000, a 4.3% increase year-over-year, while total sales volume climbed 7.2% to $372.2 million. Homes took a touch longer to sell across the market as a whole, with the median time on market moving from 9 days to 11. Underneath those county-wide figures, the three property types moved in different directions: single-family homes led on both closings and price, condos sold at higher prices but in noticeably lower volume, and multi-family activity grew on sales count and total dollars invested. Every number in this report comes from closed transactions recorded in the South Central Wisconsin MLS (SCWMLS) for the month of August in each year.
