Dane County Housing Market Report: September 2026
Dane County's housing market closed out September with prices higher than a year ago, sales holding steady and fewer new listings coming on. In September 2026, 530 single family homes, condos and multi-family properties sold across the county, up slightly from 525 last September. The average sale price rose to $545,864, up 3.8% from $526,082 a year ago. The median sale price rose faster, climbing 6.7% from $450,000 to $479,950. With the national 30 year fixed rate averaging 7.25%, buyers are still active, and well priced homes keep drawing strong offers.
Supply is the story to watch. Sellers brought 659 new listings to market in September, down 5.7% from 699 last year. At the same time, 80.4% of new listings went under contract, up from 75.1% a year ago. As of October 5, there are 1,811 active listings in Dane County. The McFarland housing market is one of the tightest in Dane County heading into fall 2026. Through the first nine months of the year, single-family homes in McFarland sold for a median price of $475,000, and existing resale homes went under contract in a median of just 7 days. Nearly 80% of homes sold at or above list price, and with only about 2.3 months of single-family inventory, sellers continue to hold the advantage.
