Dane County Real Estate Market Update: New Listings
Dane County's housing market stayed active this week, with 257 new listings hitting the market in the last seven days. Single-family homes made up the bulk of new inventory at 187 listings, followed by 53 condos and 17 multi-family properties. Of those 257 listings, 22 are already showing as under contract (Offer-Show status) just days after going live, a clear sign that well-priced homes in Dane County are still moving fast. Single-family homes accounted for the majority of that quick activity, with 20 of the 22 going under contract, alongside 2 condos.
On the single-family side, an average of $587,028 reflecting some high-end properties pulling the number up (prices ranged from $199,000 up to $2,995,000). The typical new single-family listing runs about 2,068 finished square feet, 3 bedrooms, and 2.5 baths, with a median price of roughly $253 per square foot.

The Dane County housing market just posted its strongest average sale price on record for May.
May 2026 average sale price hit $564,004, up from $532,770 in May 2025 (was $499,344 in May 2024)
That's a consistent climb year over year, even as mortgage rates sit at 6.375% on a 30-year fixed. Last year the rate was 6.75%.
Homes are selling in 24 days on average, down from 27 days last year.
New listings jumped to 906 in May 2026 compared to 824 in May 2025

The Wisconsin housing market experienced a period of steady growth and shifting dynamics in April 2026, characterized by rising sales and increasing home values despite ongoing inventory challenges.
Sales and Pricing Trends
Statewide sales rose by 7.4%, a boost largely driven by robust growth in the North region. This increased activity coincided with a rise in the statewide median home price, which reached $340,000, representing a 6.3% increase.
Regional performance varied significantly across the state:
The North region led the state in price appreciation with a remarkable 28.8% growth.
